Stage Your Home for a Successful Sale
Did you know that if a home is staged, it is likely to sell faster and for more money than if it were vacant or even full of the current owner’s possessions? Our team is different than most Realtors because we provide a free, light home staging service that helps give buyers an idea of best positioning for furniture in each room, while also providing either a neutral color palette or a consistent one. Our staging service allows buyers to envision themselves living in the home, while costing our seller clients no money at all. We work with a client’s current pieces, as well as bring in accent pieces that make sense and help show how best to utilize a space. Our Room-By-Room Analysis is Your Foolproof Playbook
After a client has chosen to work with us, we commence a comprehensive listing walk-through, including “before” photographs. We then prepare a room-by-room analysis of what stays, what goes, and how best to arrange things for photos and home showings. We make a list of owner responsibilities as well as our team’s responsibilities for each room. This room-by-room analysis is your foolproof playbook as you begin paring down belongings and getting ready for the all-important photo and 3D tour video day. To be clear, the vast majority of a seller’s responsibility is in paring down belongings and storing them somewhere.
A Staging Success Story in NE Portland
For our recent NE Portland listing, the homeowner hired painters to freshen up the living room, dining room, hallway and first bedroom/office with our recommended color of Benjamin Moore’s Navajo White (OC-95). We chose Navajo White for this space because it is bright, warm, and clean, without feeling burdensome and most importantly of all, it never feels antiseptic. Its creaminess helped the peek-a-boo shelving between the dining room and the kitchen to truly pop.
For the dining room, we swapped in a Sputnik chandelier in brushed brass with dimmable Edison light bulbs to update the space and remind you that although this is a ranch, there are some mid century elements at play here, so have fun with it! (Light fixture available on Amazon). We used a repeating color palette of teal, orange, and green in our accessories throughout the home. As the walls were freshly painted, we let them showcase their freshness without hanging artwork. Besides, that light is artwork on its own.
For the living room, we rejoined the sectional couch to one side of the fireplace, and we added occasional seating at the front of the room which opened up that space while adding one additional spot for seating. We layered textures on the fireplace, and we lightened up the sectional with throw pillows. We continued the teal/orange/green color pops with accessories, including a photo book open to a bright orange page. I remain obsessed with a fuzzy white pillow, so I usually find a spot for one in every home. We went back and forth on a rug for this space, but we decided that the flooring, which flows throughout the main floor, should be showcased here since it is in great shape.
Sometimes home staging is about the absence of items. In this case, we wanted to showcase the clean shower surround and not detract with a colorful shower curtain. We hung white towels, and we lined up rolled white towels in the above-toilet cabinet. We added a pot of cut lavender and some scented bath salts to the vanity. Bathrooms should be simple, and white accessories seem to be our go-to time again when we are working with bathrooms. It creates a spa-like serenity, and being the only full bath in the home, it really needed to speak to everyone who walked through it.
The bedrooms in this home were more about removing extra dressers and storage containers. In both bedrooms we opted for shades of grey. We also opted to open up access to the functional windows so that the space felt bigger and your line of sight to exterior elements was more pronounced. Finally, we allowed the beautiful wood floors to shine.
