If you are considering selling your home, the primary question in your mind is likely, “What can I get for it?” Well wonder no more. As a licensed REALTOR®, I can help you pinpoint your listing price by (1) understanding your goals, (2) touring and reviewing your home, and (3) preparing a Competitive Market Analysis (sometimes called a Comparative Market Analysis) (“CMA”).*
My CMA guides you in selecting your listing price by analyzing the current real estate market activity in the Portland metro area. By visiting your home in person and taking the time to talk with you:
- We can discuss your goals
- We can discuss market conditions in your specific neighborhood
- We can discuss timing
- I can record accurate room measurements
- I can view upgrades
- I can better understand some of the home’s challenges
- I can advise you what projects to tackle before listing your home for sale
Once I have properly evaluated your home in person, I will research and analyze other area homes that are actively for sale, pending, or sold. I will compare them for size, style, upgrades, and detractors to see how your home stacks up in comparison. I may visit some of the active listings or contact brokers for some of the pending or sold properties if I have questions. I will treat you and your home with the professional courtesy and respect you deserve in order to provide you with the best analysis possible. I will deliver to you a written report showing you all of the relevant market activity and graphing my recommendations.
You may be thinking, “Hey Danni, I see online tools that estimate market value immediately. I can access my home’s market value with the click of a button anytime I want.” Truth be told, I offer one of these tools because these days, people like to click buttons to get answers. But none of the online tools can replace a personalized analysis. If all you are doing is clicking a button, then the best you are getting is a number with no in-depth analysis supporting it. Some of the most popular online estimators are off by tens of thousands of dollars – sometimes high, usually low.
If you would like a meaningful, professional evaluation of your home in today’s Portland real estate market, I welcome you to contact me.
* Note that a CMA is not an appraisal, nor is it intended to meet the requirements set forth in the Uniform Standards of Appraisal Practice. If you desire an appraisal because you are thinking about refinancing your home, I am happy to recommend a mortgage professional.
